Warranty Benefits for Alberta

You have some great warranty benefits to protect your investment from the time you agree to purchase a new home and for the first five or even ten years that you live in it. The National covers new single family, semi-detached and condominium units, conversions from non-residential to residential uses and housing cooperatives.

In the first year the National offers you a limited warranty for defects in workmanship and materials. We warrant that during this first year your builder will repair any eligible defects in workmanship and materials as defined in the limited warranty certificate. If your builder fails to do so, we will see that any eligible work is done – at no cost to you. This benefit covers up to $50,000 for your home and up to a maximum of $2 million for a multi-family project.

For an additional four years, we will repair major structural defects. These are defects that affect the load bearing portions of your home and, if left uncorrected will affect the overall structural stability and integrity of your home. Limited warranty coverage over the entire first five year period is limited to $50,000 for your home and up to a maximum of $2 million for a multi-family project.

An additional five years of structural warranty (for up to 10 years in total) is available as an option for single family unit owners.

If you are required to move out of your home while repairs are being made, we will pay your additional living expenses to a maximum of $5,000.

If you sell your home during the limited warranty period, the remaining benefits stay with the home for the protection of subsequent owners.

The initial deposit you give your builder to bind the purchase contract is protected to a maximum of $25,000 in case your builder defaults on his obligations prior to the start of construction.

In the unlikely event that your builder is unable to complete your home as contracted, for some unforeseen reason, we can offer you help. Your limited warranty document offers you a contractual completion warranty with up to $25,000 of protection as well as an offer to pay you up to $3,000 of legal fees for the removal of unwanted liens.

Warranty Benefits for British Columbia

STRATA

National is pleased to be a new home warranty provider in B.C. offering you great service and mandated warranty benefits. If you are an owner in a Strata corporation, your benefits are broken down into two parts to include, firstly, your own unit and secondly, the common property:

In your home, a one-year warranty against defects in materials and labor.

In your home, a two-year warranty against defects in the major systems in your home, the exterior cladding and the Building Code.

If you are required to move out of your home while repairs are being made, National will cover your reasonable expenses to a maximum of $100.00 a day.

With your common property, a fifteen-month warranty against defects in materials and labor.

With your common property, a two-year warranty against defects in the major systems in your home, the exterior cladding and the Building Code.

With your common property, a five-year warranty against building envelope defects.

With your common property, a ten-year warranty against structural defects.

The maximum protection available to you is $100 thousand for your home and $2.5 million for your common property.

DETACHED HOMES

If you are an owner of a detached home in fee simple ownership, your benefits include:

A one-year warranty against defects in materials and labor.

A two-year warranty against defects in the major systems in your home, the exterior cladding and the Building Code.

A five-year warranty for any building envelope defects;

A ten-year warranty for any structural defects.

If you are required to move out of your home while repairs are being made, National will cover your reasonable expenses to a maximum of $100.00 a day.

The maximum protection available to you is $200 thousand.
